Freestanding industrial buildings under 20,000 square feet are some of the hardest properties to find for lease in the GTA. Most of what's available in that size range is a unit in a multi-tenant building, which works well for a lot of businesses. But some companies want their own four walls: their own yard, their own shipping doors, their own signage, and no neighbours to work around. When one of those small freestanding buildings does come to market in a good location and in great condition, it tends not to last. The job of the broker is to know which one is the right one, and then move on it with conviction.
That's the situation I found myself in with my client Tyler. His company is a long-established Canadian distributor that has been in business for decades, and their lease was coming to an end while they needed more space. Tyler wanted a clean, functional warehouse with good clear height and proper shipping, enough office space for his team without paying for more than he needed, and a location that kept the business in the heart of Mississauga with quick access to the 400-series highways.
I put together a shortlist of the best options on the market across the GTA, and 7205 Edwards Blvd stood out right away. It was the only freestanding building on the list, and it showed extremely well, with an epoxied warehouse floor and turn-key office space that needed no work from the landlord. Before we put pen to paper, I walked Tyler through recent lease comparables for similar buildings in the area so he knew exactly where the market was and what a fair deal looked like. We submitted an offer, and within a week we had a signed Offer to Lease.
From there it was about getting the details right. The landlord did their homework on Tyler's business, including a visit to his existing operation, and we worked through the lease document carefully to make sure the terms that mattered most to my client were protected. That part of a deal doesn't make for an exciting story, but it's where a tenant is either looked after or not.
The lease is now signed and Tyler and his team have a building of their own that should serve the business well for many years to come.
